Owner VI: Maria and Robert Hollenshead: Owned 27 years.

Maria and Robert Hollenshead (1998-Present)

 Maria and Robert bought 901 from CFS, Terry Shreiner, and the BOD of CFS. The property was introduced by a former student of CFS (circa 1976, who also worked in the pig barn) and a mutual friend. The property was represented as CFS being desperate to sell due to the liability and ongoing pressure from the West Whiteland Historical Society.


The buildings were abandoned for 20 years (see pics), so CFS had proven they had neither the inclination nor the funds needed for repairs. Rapid deterioration occurs in uninhabited old buildings without electric or heat, and a failed roof. The interior walls and ceilings were collapsing, covered in black mold. There were smashed and missing windows, rotted floor joists, pipes and floors covered in asbestos, woodwork painted in multiple layers of lead-based paint, leaking oil tanks (inside and out (see pic)), broken fire escape causing stone wall failure on west face third story, clogged drainpipes leaving up to a foot of standing water in the basement…for over a decade. The exterior stone walls were crumbling in five areas due to many years of non-functioning downspouts. The property was a favorite of drug addicts due to its isolated location. It was littered with hypodermic needles and drug paraphernalia. In three locations, there was evidence of attempted arson, floors burnt in a pattern where flame accelerant was used.


There were many animals living inside, which included copperhead snakes, multiple raccoons from the attic to the library, in addition to possum, squirrels, sparrows, rats, bats, mice, honeybees inside (see pic), and wasps. The basement had mold growing like stalactites from the rotting joists. Due to these circumstances, financing was not possible, which made it a long shot to find an able, willing buyer. (see many pictures).


Robert and Maria Hollenshead turned out to be buyers. CFS/ Scheiner agreed to modify the property lines (see doc), knowing the randomness of boundaries (which were drawn to maximize the per-acre price paid by CC, which excluded the septic system for the main house, septic system to the carriage house, barn, pool, and cistern that was the only source of water to the carriage house. Prior to settlement, the topic of the property line was addressed, and we were assured that they would have that handled immediately. They guaranteed us they would facilitate the modified lines and would be easily accomplished as “the ink on their CFS/CC contract was still wet”. We specifically were referring to the areas of the septic tanks and drain field that fell significantly outside the area in question and the historic pool.


We signed a document memorializing and confirming the buildings were condemned and would never be habitable. They did this with the foregone conclusion in their mind was the properties could not be and would never be restored to maximize CFS per acre total. This document had nothing to do with their guarantee that the property lines would be modified.


It became clear after many communications with CFS and their representative, Jackson Cross, that amnesia set in. After years, there was no interest in them keeping their word, so the Hollensheads petitioned the county. As it turned out, CC was glad to eliminate its liability for a deteriorated, albeit historic pool. The survey done at this time (see doc1998), prior to and acknowledging the benefit of absolute knowledge, precise corners. It wasn’t until the county installed satellite markers that it was discovered the north corners used in landscaping and building the Garage were outside the envelope.
